Terms of hire
These terms apply to every Simply Staged booking. Simply Staged is a trading name of Rodano Interiors Ltd. Last updated October 2026.
1. About us and these terms
1.1 Simply Staged is a trading name of Rodano Interiors Ltd, a company registered in Scotland (company number SC749849), registered office Clyde Offices, West George Street, Glasgow G2 1BP, VAT number GB 504 2221 49. In these terms "we", "us" and "our" mean Rodano Interiors Ltd.
1.2 "You" means the person or business that makes the booking. If you book on behalf of a property owner (for example as their estate agent), you confirm you have their authority, and you are responsible for payment and for meeting these terms.
1.3 We mainly work with businesses: estate agents, letting agents, landlords, property investors and developers. We also accept bookings from homeowners booking for their own home ("consumers"). Where a clause applies differently to consumers, it says so. Nothing in these terms affects a consumer's legal rights.
1.4 Your booking becomes a contract when we take payment and email you a booking confirmation. If we can't accept your booking, we'll tell you and refund any payment in full.
1.5 The contract is made up of these terms and your booking confirmation. If they conflict, the booking confirmation takes priority.
1.6 Where these terms ask for something "in writing", email counts.
2. Packages, price and payment
2.1 Each package includes the furniture and accessories listed on our website at the time you book (the "Items"). We may substitute an Item with one of similar style and equal or better quality. We bring every Item to the property, and if an Item doesn't fit or suit the space we may leave it out; this doesn't change the price.
2.2 Package prices, each for a 4-week hire including delivery, installation and collection:
| Package | Price (excl. VAT) |
|---|---|
| 1 bedroom | £750 |
| 2 bedrooms | £900 |
| 3 bedrooms | £1,050 |
VAT is added at the current rate, shown at checkout before you pay.
2.3 You pay the full price by card when you book. We don't hold dates for unpaid bookings.
2.4 Once your booking is placed, its price won't change. The only extra charges are those set out in these terms: hire extensions (4.3), failed access or rebooking (3.5), late collection (4.5, 4.7) and loss or damage (5.5). We'll tell you about any extra charge before invoicing it.
2.5 Invoices for extra charges are due within 14 days. If a business customer pays late, we may charge interest and compensation under the Late Payment of Commercial Debts (Interest) Act 1998.
3. Installation and access
3.1 We install Monday to Friday. The installation date you choose when booking is provisional until we confirm it with you. We'll give you an arrival window the working day before.
3.2 Before installation, you must make sure the property:
- has been cleared of furniture and belongings, and cleaned;
- is safe to work in, with working lighting and electricity;
- can be reached by our van, with parking within a reasonable distance.
3.3 You must tell us when booking about anything that affects installation, such as stairs without a lift, restricted access, building rules or parking limits.
3.4 You must have the owner's permission (and any landlord's or factor's) for us to enter and stage the property, including hanging artwork and mirrors with wall fixings. You must give us access in the way you chose when booking.
3.5 If we can't get in within 30 minutes of arriving, or the property isn't ready under 3.2, we'll rebook installation for the next available date. A rebooking fee of £150 + VAT applies.
3.6 If we can't install on the confirmed date for a reason within our control, we'll offer the next available date. If we can't install within 14 days of the confirmed date, you can cancel for a full refund. If we can't agree an installation date with you at all, we'll cancel the booking and refund you in full.
3.7 Please check the installation and tell us within 48 hours about anything missing or damaged. Otherwise, the Items are taken as installed complete and in good condition.
3.8 We'll photograph each room after installation as a condition record. We may also use these photos to promote Simply Staged, without showing the address. Tell us in writing if you'd rather we didn't.
4. Hire period, extensions and collection
4.1 The hire starts on the installation date and lasts 28 days, the "Hire Period". We collect on day 29, the same weekday as the installation, or the next free weekday if that day isn't available. Collection is included in the package price.
4.2 Seven days before collection (day 22 of the Hire Period), we'll email you a reminder with your collection date and the option to extend the hire.
4.3 You can extend for a further 4 weeks at the same package price, plus VAT, paid in advance. Payment must reach us by the end of the day, 2 working days before collection; after that, email us to ask. Each extension counts as a new Hire Period under these terms, including the reminder.
4.4 If you don't extend, we'll collect the Items on the collection date.
4.5 You must give us access to collect on the agreed date, with the Items in the rooms where we installed them. If we can't get in to collect when the agreed term ends, you'll be charged the full package price for a further 4-week Hire Period, and we'll rebook collection.
4.6 If the property sells or lets early, you can ask us to collect sooner. Hire fees already paid are not refundable. We'll collect at the next available date.
4.7 If we still can't collect by the end of that further Hire Period, the same charge applies for each further 4 weeks, or we may charge the full replacement cost of the Items under 5.5. You must still return the Items if we ask.
5. Ownership, care of the Items, damage and insurance
5.1 The Items belong to us at all times. You must not sell, lend, hire out, give away or use them as security, or remove them from the property.
5.2 The Items are for display only, to present the property for marketing and viewings. You must make sure that nobody:
- sleeps on the beds or lives in the property while the Items are there, unless we've agreed in writing;
- smokes or vapes in the property, or lets pets near the Items;
- uses candles or open flames near the Items;
- moves the Items between rooms, or takes out packaging or protective covers we've left in place.
5.3 From installation until collection, you are responsible for the Items. Keep the property locked and secure when unattended.
5.4 Tell us within 24 hours of finding any loss, theft or damage. For theft or a break-in, also report it to Police Scotland and give us the incident number.
5.5 You must pay for any loss of or damage to the Items while they're in your care, other than fair wear and tear. We'll charge the reasonable cost of repair or professional cleaning, or the replacement cost if an Item can't be repaired. We'll send photos and the costs with our invoice.
5.6 You must make sure the Items are covered by the property's insurance (for example its buildings, contents or unoccupied-property policy) from installation until collection. We do not insure the Items on your behalf.
6. Changes and cancellations
6.1 You can move your installation date free of charge up to 48 hours before it, subject to availability. Changes inside 48 hours are treated as a rebooking under 3.5.
6.2 Business customers can cancel in writing at any time before installation. Refunds are:
| When you cancel | Refund |
|---|---|
| More than 7 days before installation | Full refund |
| 7 days or less before installation | No refund |
6.3 If you're a consumer, you can cancel within 14 days of your booking confirmation. This doesn't apply to business customers.
6.4 If a consumer cancels within those 14 days before we've installed, we'll refund them in full. If they asked us to install within the 14 days and cancel after installation, they'll pay for the installation and collection and for the hire up to the date they cancel, calculated at the time, and we'll refund the rest.
6.5 After the 14 days, the cancellation terms in 6.2 apply to all customers.
6.6 If we have to cancel, we'll refund everything you've paid in full.
7. Liability, complaints and general terms
7.1 We'll deliver, install and collect with reasonable care and skill.
7.2 If our team damages the property during installation or collection, tell us within 48 hours and we'll put it right or pay the reasonable cost of repair. We are not responsible for the property's existing condition.
7.3 Staging is designed to help a property present well. We don't guarantee a sale, a let, a price or a timescale.
7.4 Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law doesn't allow us to limit.
7.5 For business customers, we are not liable for loss of profit, sale, commission, business or opportunity, or for any indirect or consequential loss. Our total liability for each booking is limited to the price paid for it.
7.6 For consumers, we are responsible for loss or damage you suffer that is a foreseeable result of our breaking these terms or failing to use reasonable care. We are not liable for business losses.
7.7 We are not responsible for delays or failures caused by events outside our reasonable control, such as severe weather, road closures, illness or supplier failure. We'll tell you promptly and rebook. If we can't perform within 14 days, either of us can cancel and we'll refund any part of the hire not provided.
7.8 Complaints: email hello@simply-staged.co.uk. We'll reply within 5 working days.
7.9 We use your personal information only to manage your booking, as set out in our privacy notice at simply-staged.co.uk/privacy/.
7.10 You can't transfer this contract without our written agreement. We may transfer it to another company in our group, which won't affect your rights. Only you and we have rights under it; no third-party rights arise under the Contract (Third Party Rights) (Scotland) Act 2017.
7.11 If a court finds any clause unenforceable, the rest stay in force. If we don't enforce a right straight away, we can still enforce it later.
7.12 These terms are governed by Scots law and the Scottish courts have jurisdiction. Consumers living elsewhere in the UK can also bring proceedings in their local courts.
